We would like to present our successful cooperation on the construction and project management of the exceptional AFI CITY project, which transforms the former ČKD Slévárny a Moury factory in Prague 9 into a modern multifunctional urban district. This project is one of the most ambitious in the regeneration of urban locations in Prague and offers not only modern housing, but also office and commercial space, making a significant contribution to the revitalisation of this part of the city.
Project management and technical supervision
In the construction of residential buildings L, M, N, O, we participated in project management, price management and technical supervision on the construction site. The L, M, N, O buildings are 6-storey buildings with a unique design incorporating recessed loggias, roof terraces and underground parking garages. The total number of apartments in this phase is 249, complemented by 8 studios and 195 parking spaces. Designed for a lower standard of residences, this complex meets all the requirements for modern and functional living in an attractive location.
Emphasis on sustainability and modern technology
This project is not only an example of quality residential construction, but also an example of an innovative approach to modern housing, where the emphasis is on energy efficiency, ecological materials and sustainability. For example, the buildings are equipped with energy-efficient technologies and offer residents the comforts of modern living in accordance with the principles of sustainability.
Office and commercial space for a vibrant neighbourhood
Within AFI CITY, a fitness centre and a complex of office buildings with restaurants and retail space are also proposed, which increases the attractiveness of the whole area. In the western part of the area there are other residential buildings (J, K), which are characterized by a simple cubic shape, 7 floors, balconies and roof terraces. These buildings comprise a total of 212 apartments and underground garages on 2 floors, providing sufficient parking capacity.
Quiet zone for a better quality of life
The project also includes the creation of a quiet zone between buildings J and K, where there is a courtyard with trees, a grassy area and a walkway that smoothly transitions to the front gardens of the individual buildings. This zone will provide a pleasant space for residents and visitors to relax and recreate, thus promoting a high quality of life in this new urban neighbourhood.
Technically demanding infrastructure and key stages of site preparation for new construction
A very demanding part of the project was the infrastructure of the site, where we had to carry out a number of complex and technically demanding works, including:
- Removal of contaminated materials, which was necessary to prepare the area for new construction.
- The construction of a 5 m diameter retention pipe, which is a key component of the complex flood protection system in the whole area.
- The relocation and damming of the Klíčovský Brook, which was necessary to provide comprehensive flood protection and for the development of the area.
- Demolition of power bridges along and across Kolben Street where gas pipes and high voltage cables were present. This process required a high level of precision and safety precautions.
- Demolition of an old substation 25 m high, which represented a technically demanding intervention in the existing infrastructure.
- Construction of a new intersection with a connection to Kolbenova Street, including preparation for traffic lights, where it was necessary to solve the overflow under Kolbenova Street.
- Shifting of the tramway poles, which was necessary to adapt the tram route to the new layout.
- Protection and relocation of the transport company’s lines at the locations of future intersections, which was difficult to design due to the conditions of the Transport Company of the capital city. Prague.
As part of the implementation of this complex project, we had to respond to a change in the original project, when there was a shift from larger to smaller housing units, which led to a revision of the budget and a revaluation of the cost of the new project documentation. Our challenge was to ensure a smooth implementation and timely completion of all phases of construction, including the preparation of infrastructure for the entire area, which is key to the development of the next phases.
Thanks to our careful coordination and professional approach, we successfully completed this project with an emphasis on meeting deadlines, quality and budget. During the implementation, we also developed a number of innovative solutions that contributed to optimizing the construction and improving the comfort of the residents. We are proud of our role in transforming this important area and look forward to continuing to work with our client on the next phases of the development.
