Project in progress: exclusive five-star hotel on Old Town Square, Prague 1

In the very heart of the historic centre of Prague, a unique hotel project is being built that combines rich history with modern architecture and the highest standards of quality. This boutique hotel is spread over nine listed buildings right on Old Town Square and when completed will offer 84 luxury rooms, its own wellness centre and conference facilities.

Each building will retain its original character, with the interiors linked by a sensitively designed design line. The project is unique because of its location in a conservation area and the demanding coordination with the National Heritage Institute, the Department of Historic Preservation and other experts. All interventions in the structures and interiors are consulted in advance with restoration and conservation specialists.

The implementation required the use of advanced construction methods – from jet grouting and micro-piling to hevering existing structures and transferring them to new reinforced concrete elements. Collaboration with archaeologists, whose findings influence the final design of the structure, also plays an important role. Valuable historical elements are temporarily stored and will be carefully restored and returned to use (stone steps, painted recesses, floor tops, wrought iron railings, roof and ceiling beams, etc.).

Our role

We provide comprehensive project management, cost management, quality management and coordination of all construction participants. We are responsible for occupational health and safety, selection of contractors, change management and communication with heritage authorities. An important part of our work is also the integration of high standards of hotel operations into the project documentation and the coordination of the interior designer with the hotel interior contractor, including meeting the requirement for high quality workmanship.

This project is proof that the combination of history, cutting-edge architecture and precise project management can deliver a world-class result – right in the heart of one of Europe’s most beautiful cities.
