OC Máj – Reconstruction with respect for history and a view to the future

The reconstruction of the iconic OC Máj department store in the very heart of Prague was a challenge in every way. The construction work, which began in July 2022 under the direction of general contractor Metrostav in cooperation with Baustav, transformed the listed building from the 1970s into a modern multifunctional space that retains its historical value.
The first stage involved the complete dismantling of the lightweight cladding and the professional removal of asbestos-containing structures. After the removal of all non-load bearing elements, including wiring and technology, only the original load bearing structure and concrete cladding remained standing. The prestressed TT panels were also exposed – a unique element of the original construction by the Swedish contractor from 1972-75.
Since the building was declared a cultural monument in 2006, the entire project was carried out in close cooperation with the conservationists. Moreover, the investor recognised the potential of the site and enriched the building with new elements – for example, a viewing platform withoriginal technology and a restaurant with an outdoor terrace on the top floor, offering an exceptional view of the city.
The project was technically challenging not only because of the interventions in the historic interior, but also for logistical reasons – the lack of space for site facilities and limited supply in the city centre required precise planning and management of every step.
One of the most prominent and most followed by the public elements was the installation of the artwork Butterflies by David Černý. Their construction from composite materials was created in collaboration with an aeronautical engineer – the statics correspond to the requirements of aircraft. The first wing passed the load test just like the prototype aircraft. Due to their size, precise transport planning was necessary, with centimetres literally being the deciding factor when transporting under bridge structures.
Safety is ensured by a unique water mist fire extinguishing system on the facade, which will protect the surrounding area in the event of a fire without endangering pedestrians. The actual installation of the butterflies was rehearsed at the production plant, and their installation required the closure of Národní and Spálená streets and the interruption of tram traffic. The entire operation was carried out successfully with precision to one attempt during the weekend of 18-19 May 2024 .
The OC Máj project is proof that respect for history can go hand in hand with a modern approach, technical courage and original artistic expression.
