About the project

On the 22.4 hectares of the former industrial site of Zbrojovka Brno, a project unparalleled in the Czech Republic is being built.
Nová Zbrojovka is more than just the revitalisation of a brownfield – it is a complex transformation into a fully-fledged, self-sufficient and technologically advanced district that brings life back to this historic site.

Under the leadership of CPI Property Group, a unique combination of housing, work, services, culture and entertainment is being created here. The project sensitively builds on the industrial heritage and at the same time brings modern architecture and innovation confirmed by the prestigious BREEAM Communities certification – the first urban district in the Czech Republic.

The uniqueness of the project

Our role

We are involved in the project as part of the Morizz Residence in the role of technical supervision, cost management and health and safety coordinator. Building A is permitted as a multifunctional building for housing and accommodation. K4 is involved in the project.

Residence Morizz – project description

The Morizz Residence, located right on the banks of the Svitava River, symbolizes the combination of modern design and historical atmosphere.

  • It is a residential building with 2 underground and 4-6 above-ground floors with a gross floor area of 6 542 m2
  • The Morizz Residence contains a total of 66 residential units, accommodation units or studios with a layout of 1 + kk to 4 + kk
  • There is also a commercial space in 1 S oriented to the street
  • Quiet atrium, covered parking and cellars

Estimated completion of the project is 12/2026.

Result

Nová Zbrojovka sets a new standard for brownfield revitalization in the Czech Republic. It is already the focus of attention of architects, urban planners and the public and is becoming a reference project that will set the direction for similar projects in the future.
