Nová Zbrojovka – where history meets the future

About the Project

A project unlike any other in the Czech Republic is taking shape on the 22.4-hectare site of the former Zbrojovka Brno industrial complex.
Nová Zbrojovka is more than just a brownfield revitalization—it is a comprehensive transformation into a fully-fledged, self-sufficient, and technologically advanced neighborhood that is breathing new life into this historic site.

Under the leadership of CPI Property Group, a unique blend of residential, commercial, service, cultural, and entertainment spaces is taking shape here. The project thoughtfully builds on the area’s industrial heritage while introducing modern architecture and innovations, as evidenced by its prestigious BREEAM Communities certification—making it the first urban district in the Czech Republic to receive this distinction.

The uniqueness of the project

Our role

We are involved in the project as part of the Morizz Residence, serving as technical supervisor, cost manager, and health and safety coordinator. Building A is being approved as a mixed-use building intended for residential and lodging purposes. K4 is the architectural firm working on the project.

Morizz Residences – Project Description

The Morizz Residence, located directly on the banks of the Svitava River, embodies a blend of modern design and historic charm.

• This is a residential building with 2 underground floors and 4–6 above-ground floors, with a gross floor area of 6,542 m²
• The Morizz Residence comprises a total of 66 residential units, including apartments and studios ranging in size from 1-bedroom to 4-bedroom units
• There is also a retail space on the first floor facing the street
• A quiet atrium, covered parking, and storage units

The project is expected to be completed in December 2026.

Result

Nová Zbrojovka is setting a new standard for brownfield revitalization in the Czech Republic. It is already the focus of attention for architects, urban planners, and the public, and is becoming a benchmark project that will set the direction for similar developments in the future.
