New district Dolní Počernice – the garden city of the 21st century

The largest urban affordable rental housing project in the metropolis is being built on an area of 18.5 hectares in Prague’s Dolní Počernice. The new district will combine modern architecture, sustainable construction, smart energy solutions and quality public space – all in the spirit of the so-called “modern housing”. of the garden city.

The location has excellent transport accessibility thanks to the proximity of the City Ring Road and the suburban railway, but at the same time it offers a quiet environment with many opportunities for relaxation and leisure activities.

Project 1 – rental housing for professions in need

The first stage of the planned development is Dolní Počernice – Project 1, which includes the construction of approximately 250 housing units intended for employees of key professions (e.g. teachers, paramedics, firefighters or social services workers). The apartments will be owned by the City of Prague and will contribute to increasing the availability of rental housing in the metropolis.

OM Consulting is handling the project management of this phase, while the architectural part is being prepared by LOXIA. The project is currently in the phase of zoning decision.

Towards the end of 2026, we expect to start the next phase, namely the creation of project documentation for building permits.

Future energy: self-sufficiency and sustainability

    • Photovoltaics
    • CHP units
    • accumulation tanks
  • CFD simulation for airflow and microclimate optimization
