MOLO Lipno Residence

Large recreational and residential complex on the banks of the Lipno dam

Since 2017, OM Consulting has been involved in a unique project near Lipno, which combines comfortable living, luxury hotel facilities, top gastronomy and public space in direct contact with nature.

The project includes:

• Apartment buildings A-I (79 residential units) divided into three sections with a total area of 17,900 m² HPP – completed 06/2022
• Five-star hotel with 146 rooms and facilities for wellness and congresses – in preparation, total area 29 300 m² HPP
• Promenade leading to a 150 m long pier with an exclusive restaurant above the lake surface – completed in June 2022. The pier includes technical preparation for the future installation of a heated floating pool. The pool itself is currently in the design phase.

Architecture and technical design:
The project emphasizes the quality of materials and architectural detail. The façades combine wood and stone, while the roof structures with pitched dormers add to the character of the site. The balconies and terraces are equipped with all-glass railings and sliding wooden slats. The residential buildings in this location also include commercial units and a central courtyard with a water feature, which is situated in the middle of all the buildings and creates a quiet zone linked to the overall urban concept.

The technically and architecturally unique pier based on piles not only provides an attractive place to relax, but also posed a challenge during implementation, especially due to the changing water level and specific construction technologies.

Project value and valuation:
Total construction costs exceed CZK 2.5 billion. Even before the start of construction, the project won the public award in the Real Estate Project of the Year 2018 competition as the Best Project in the South Bohemia Region.
